BUYER BEWARE WHEN PURCHASING PROPERTY THRU SHERIFF SALES
Properties are bought in a 'As Is' condition and cannot be viewed prior to sale. The Sheriff's Office and appraisers are not responsible for the condition of the property that was appraised, and the appraisal may, or may not, have been an inside appraisal.
It is advised that you have your attorney do a title search before bidding these properties in at sale, if a lien were to be missed, you could be held liable.
Check on delinquent water bills, if there is one on the property the new owners usually end up paying for it, before they get service.
Also, check on special assessments at the Auditors Office, Courthouse, and with the City of Lima to see if there are any charges that will be showing up on your tax bill . Real Estate taxes are pro-rated as of the date of confirmation of sale.
Have your financing in order prior to bidding properties in at Sheriff Sale.
Proper identification is needed at the time of the sale, and 5% of the appraised value of the property is due at the time of the sale in cash, money order or certified check only. No personal or company checks or debit/credit cards will be accepted .
